We want to meet with you and your buyer on the property, free of charge, to assist with this decision. We will present your buyer with a written proposal including our professional opinion of the costs to perform the work. Historic Home buyer: We are experts in Historic Preservation. More on that here: click. Does your client have questions about Historic Neighborhoods and their design rules? Is the home in a historic neighborhood, is it a contributing structure, is it on the federal register? Is it just old, with a lot of character that needs to be maintained, preserved, and/or rennovated? Does the neighborhood require a Certificate of Appropriateness to make rennovations or perform maintenance? Design Assistance - the "warm and fuzzies": Often a buyer knows that parts of their home require renovation or "freshening up", but prefer to offer a buyer an allowance for the work - which allows the buyer to put their own design ideas into the home - rather than taking a risk and performing the work prior to selling them. The best way to "sell" the idea of an allowance to a potential buyer is to provide pictures of what the finished renovation could look like. We can present 3-d models of a kitchen or bathroom renovation, show what a new deck or sunroom may look like, and display interior design options for new paint colors and othe floor finishes like wood floor and tile. The options and opportunities are endless. These "warm and fuzzy" drawings provide a clear vision for the proposed work but allow your buyer enough customization to see how their ideas can be incorporated into the work. We can also provide a Professional Opinion of Cost to your seller for the purpose of estimating the work - may help with that price negotiation!
